About Abe Mills, ALC

Abe Mills, ALC – 2025 APEX Producers Club land broker

Abe Mills, ALC | Accredited Land Consultant
National Vice President, REALTORS® Land Institute
Licensed Land Broker in North Carolina & South Carolina
Nearly 30 years of construction, homebuilding, land development and real estate experience

Land has been the common thread throughout my career.

Before focusing on real estate brokerage, I spent decades in construction, homebuilding, and land development. That background still shapes the way I evaluate property today.

I do not look at land simply as acreage and price per acre. I look at access, utilities, zoning, topography, soils, infrastructure, surrounding growth, development potential, market demand, and highest and best use.

That broader perspective is especially important when a property has more potential than its current use might suggest.

Today, I work with landowners, buyers, developers, investors, and institutions throughout South Carolina and North Carolina on land transactions ranging from farms and recreational acreage to development sites, transitional land, multifamily property, and commercial and industrial land.

Accredited Land Consultant

I hold the Accredited Land Consultant (ALC) designation through the REALTORS® Land Institute.

The ALC designation is focused specifically on land brokerage and requires advanced education, demonstrated land transaction experience, and a commitment to professional standards.

For me, the designation represents more than a credential. It reflects the specialized knowledge required to properly evaluate and market land.

APEX Producers Club

I was recognized as a member of the 2025 APEX Producers Club through the REALTORS® Land Institute APEX Awards Program, sponsored by The Land Report.

The APEX Awards recognize land real estate professionals nationally based on qualifying closed land transaction volume and performance within the land industry. Membership in the Producers Club requires a minimum of $5 million in qualifying closed land transactions and is limited to members of the REALTORS® Land Institute.

For me, the recognition is especially meaningful because it reflects actual production in the specialized field of land real estate. It complements the education and professional standards represented by the ALC designation with demonstrated experience successfully completing land transactions for buyers, sellers, developers, and investors.

A Background in Construction & Development

My experience in construction and land development gives me a different perspective when evaluating property.

I have spent years looking at land from the standpoint of what can realistically be built, what infrastructure may be required, what physical constraints may exist, and what risks can affect development.

That experience is particularly valuable when working with:

  • Development and subdivision land
  • Transitional land
  • Commercial and industrial sites
  • Multifamily land
  • Farms and large acreage
  • Recreational property
  • Equestrian properties
  • Timber and investment land

A property may look simple on the surface while containing opportunities or limitations that are not immediately obvious.

Understanding those details can materially affect value.

Land Brokerage Across the Carolinas

My brokerage practice is focused on land throughout South Carolina and North Carolina.

I regularly work across the Upstate South Carolina and Western North Carolina land markets, including Greenville, Spartanburg, Pickens, Anderson, Henderson, Polk, Rutherford, and surrounding counties.

The Carolinas contain a wide range of land markets — from rapidly growing development corridors to rural farms, timberland, recreational property, industrial sites, and emerging transitional areas.

Each requires a different approach.

The goal is not simply to put a property on the market. It is to understand what the property is, what it may become, who the most likely buyer is, and how it should be positioned to reach that buyer.

Complex Land Transactions

Some of the most valuable land assignments are also the most complicated.

A property may involve assemblage opportunities, development feasibility, zoning questions, utility limitations, entitlement considerations, access issues, environmental constraints, or multiple potential uses.

I regularly work through these kinds of situations with landowners, developers, engineers, attorneys, surveyors, soil professionals, foresters, municipalities, and other specialists when needed.

My role is to help keep the larger land and market strategy in view while the technical pieces are being evaluated.

Industry Leadership

I am actively involved in the land real estate profession beyond my own brokerage practice.

Through the REALTORS® Land Institute, I have served in national and regional leadership roles and participated in committees focused on land education, professional standards, governmental affairs, and the future of the land brokerage profession.

I also remain engaged in broader real estate issues affecting private property rights, land use, development, and professional standards.

That involvement keeps me connected to changes in the industry that can directly affect landowners, investors, and developers.

A Land Broker, Not Just a Listing Agent

Land requires patience, analysis, and a willingness to ask questions before making assumptions.

Sometimes the best answer for an owner is to sell.

Sometimes it is to hold.

Sometimes it is to pursue additional information before going to market.

And sometimes the property should be positioned for a completely different buyer than the owner originally expected.

My responsibility is to help clients understand those possibilities and make informed decisions based on the property, the market, and their objectives.
