North Carolina Land Broker

Land Brokerage Across North Carolina

Land transactions require a different approach from traditional residential real estate. Access, utilities, soils, topography, zoning, infrastructure, development potential and highest and best use can all materially affect what a property is worth and who is likely to buy it.

I am a licensed North Carolina land broker and Accredited Land Consultant (ALC) working with landowners, developers, investors and buyers throughout North Carolina, with particular experience in Western North Carolina, the Charlotte region, the Piedmont and markets connecting North Carolina with Upstate South Carolina.

My work includes development and transitional land, commercial and industrial sites, farms and timberland, recreational acreage, investment property and larger tracts where understanding future use may be just as important as understanding current value.

Development & Transitional Land

Development and transitional land often carries value beyond its current use. A rural tract today may become residential, commercial, industrial or mixed-use property as surrounding growth, infrastructure and demand move outward. Understanding that transition requires more than looking at recent land sales.

When evaluating development potential, I look closely at access, road frontage, utilities, sewer availability, zoning, topography, soils, surrounding land use and the direction of nearby growth. The goal is to understand not only what the land is worth today, but what it may realistically support in the future.

Commercial & Industrial Land

Commercial and industrial land requires a different level of due diligence. Interstate and highway access, utility capacity, water and sewer, topography, zoning, site configuration and surrounding uses can all determine whether a property is truly viable for development.

I work with landowners, developers, investors and buyers to evaluate these factors early in the process. For larger industrial and data-intensive projects, utility availability and infrastructure capacity must be confirmed with the appropriate providers before a site’s full potential can be established.

Farms, Timber & Recreational Land

Farms, timberland and recreational acreage are often purchased for several reasons at once. Buyers may be considering timber value, hunting, fishing, privacy, agricultural use, investment potential, water features or simply the opportunity to own and enjoy a larger tract of land.

The quality and usability of the property matter. Timber composition, trails, creeks and ponds, soils, road systems, access, topography and wildlife habitat can all influence buyer demand and marketability. These properties should be evaluated based on what the land actually offers, not simply the number of acres on the deed.

North Carolina Markets I Serve

I work with landowners and buyers throughout North Carolina, with particular emphasis on Western North Carolina, the Charlotte region, the western Piedmont and markets that connect North Carolina with Upstate South Carolina.

Areas I regularly work in or around include Hendersonville, Asheville, Rutherfordton, Shelby, Gastonia, Charlotte, Claremont and surrounding communities. For larger land, development and investment opportunities, I am also able to work beyond these immediate markets when the property fits my area of expertise.
